The A30 Business Park Phase 1 project will facilitate the growth of small and medium sized enterprises (SMEs) by addressing market failure for the provision of serviced employment land and employment premises in the centre of Cornwall.

The project involves the purchase of the application site, the construction of roads and installation of all mains services through the site, including structural landscaping and wildlife areas, plus an initial phase of employment units.

The project site is land adjoining Indian Queens Industrial Estate and is located close to, and with direct links to, the main A30 in mid Cornwall, and whilst adjacent to the Goss Moor area, is defined as a strategic employment site and highly sustainable location due to accessibility to both major transport links and being within easy reach of St Austell, the “clay country” villages and Newquay from which to draw employees.

The project will address market failure and also satisfy demand for sustainable and accessible employment premises, and as such fully supports the priorities of the Operational Programme and the indicative actions for the Call.  The project takes a holistic approach to a large site, but which through a phased development can create quality employment units for SMEs. This initial phase will pave the way for future phases of development.

In terms of sustainability the project will consider all such aspects as part of the design and construction of the building, including future proofing for various employment uses.  The buildings will include additional energy efficiency measures, for heating & lighting.  The buildings will also include renewable technology through use of solar energy.
